Michael Stern Discusses New York’s Stella Tower & New Real Estate Developments

An interview with Michael Stern, one of the key developers behind the now renown super-luxury Chelsea development, Walker Tower, which broke price records and paved the way for even more high-end developments downtown. His newest luxury development, Stella Tower has been selling extremely fast in Hell’s Kitchen. CURBED published the floor plans for the yet to be released $14 million Penthouses a week ago. Stella Tower is being marketed by Douglas Elliman. To me, the rapid transformation of fringe neighborhoods into luxury enclaves like West Chelsea and the continued development of Hell’s Kitchen is truly an incredible New York real estate story. Why Manhattan Real Estate Keeps Attracting International & Domestic Buyers Alike

International and local buyers keep falling in love with Manhattan real estate. Downtown, buyers are snapping up luxury new developments in Tribeca (56 Leonard), Chelsea (Walker Tower), West Chelsea and the West Village (150 Charles) and its expected that several new Hudson Yards projects including 520 West 28th to be designed by famed starchitect Zaha Hadid for Related will sell out quickly.

Manhattan real estate prices on average double every ten years drawing investors, however, I believe part of the magic of New York is that moment when one sees the lights of the city or a view one never had seen before. The city continues to grow and improve adding to its live-able quality and attracting buyers from all demographics and nationalities. Of course many old-timers lament the city’s change, but change is a constant in New York.

New York’s power couple, Barry Diller (IAC) and Diane von Furstenberg (DVF) recently donated another $20 million to Friends of the High Line, to support the continuation of the park up to Hudson Yards. Opened in 2009, the park has become a huge attraction for New Yorkers and tourists alike attracting as many as 2 Million visitors a year. Recently I took a walk on the newly extended portion of the High Line – it is hard to convey the serenity one feels walking 40 feet above the street level past all these amazingly modern and old loft buildings without experiencing it first-hand. Sum it up to say that between the plantings, the tourists ‘on holidays’ taking pictures and the lack of street noise or grit, it’s a bit of like floating over Manhattan. Read more…

After two years of recession-era pause, the new development at 305 West 16th Street opened its doors and sales office as the condop, 305W16, last month. During the past two years, many have walked by the imposing facade and wondered, “What’s behind those incognito windows?” But I questioned it. Really? Here?

A month ago, I was invited to CORE’s opening party at 305W16 and my relationship with the building changed completely. (Full disclosure – I am a broker with CORE and this is not a PR piece, but something I genuinely wanted to write). I was able to experience the building in a whole new way once I was inside at a fun and exciting event that featured DJs, great food, painted models, a fire breather and a flamenco performance. The views from the roof deck, while only seven stories high, were unexpectedly spectacular. At dusk, the open sight lines from the North and West set the sparkling lights of Chelsea and Midtown alight.

The highly designed Dream Hotel Downtown which is owned by Vikram Chatwal Hotels recently opened in Chelsea and yesterday I got in for a sneak peek at the pubic spaces and snapped a few photos (see more below).

Frankly I LOVE the designs of the interiors which feels retro 70s meets our Twittered decade. A mix of woods and glass and big bulbous lamps over the dining area give the place a wonderful warm feel. Read more…
