While Manhattan is a city of change and new buildings like the Freedom Tower, One57, and 56 Leonard Street capture our attention today, passing by the stately buildings of the past like The Woolworth Building or Grand Central make our daily lives richer in New York. Sometimes I force myself to put my phone away as I move around the city and look up at buildings I have never noticed before. The wide collection of stunning architecture we have in New York is refreshing. 			<content:encoded><![CDATA[<p>In the last weeks both <a title="Jonathan Miller of Miller Samuels Inventory Skyfall" href="http://ny.curbed.com/archives/2013/03/05/three_cents_worth_manhattans_inventory_skyfall.php" target="_blank">Jonathan Miller (on Curbed)</a> and <a title="Urban Digs February 2013 Contracts" href="http://www.urbandigs.com/2013/03/february_manhattan_market_repo.html" target="_blank">Urban Digs</a> reported and provided data to support what buyers and sellers alike are finding in the Manhattan luxury condo and luxury loft market; inventory is at seven-year lows and competition among buyers for new apartments that hit the market is super high. Multiple bids are back, especially in the $2-5 Million price point, and buyers in areas like Tribeca, Greenwich Village, the West Village and on the Upper West Side are feeling the heat. While the entry level market is very competitive downtown, pricing still needs to be on-target otherwise buyers are moving onto the next best property.</p>

The couple and their 3-year old daughter welcome twin boys into the family. Sarah and her husband quickly realize their 2-bedroom Bowery condo is too small. Prices on 3-bedroom lofts are rising fast, but they must sell their current home to be able to buy. <span id="more-1908"></span></p>

Only three years ago large condo projects were sitting empty and others were having trouble collecting their common charges from owners. In the last 18 months, luxury real estate in Miami Beach and Miami, including Brickell and the Design District, as well as the more affluent and luxury enclave of Coral Gables (home to many of Miami&#8217;s top residents) has staged an unprecedented comeback. New developments such as the St. Regis at Bal Harbour, and others are selling to a mixture of those from <span id="more-1881"></span> Brazil, Russia, New York and Europe.</p>
<p>With Penthouse units atop South Beach&#8217;s Continuum fetching well in the 20&#8242;s (millions) new benchmarks are being created in pricing. The <a title="Quick Change Artist - Luxury Real Estate South of Fifth" href="http://www.nytimes.com/2013/02/17/realestate/a-miami-beach-fla-neighborhood-rises-to-the-height-of-luxury-living-in-just-one-decade.html?pagewanted=all&amp;_r=0" target="_blank">New York Times</a> last week last week wrote about the unique appeal of South of Fifth, the luxury enclave of the southern tip of Miami&#8217;s Art Deco District which in a decade has seen amazing growth and establishment as one of the beach&#8217;s best areas featuring top buildings and restaurants.</p>

<p>After the panel I was truly honored to share a few hours with the Founder and CEO of one of Miami&#8217;s top real estate firms and be treated to private tours of the diverse portfolio of luxury new developments their firm is exclusively marketing, including the divine St. Regis Bal Harbour Resort.</p>
<p>Sold or going to contract is the new buzzword in Miami luxury real estate.  Something tells me, this time around the rise in prices is going to be stronger and more enduring than before.  &#8211; Tony Sargent</p>

Sometimes when you have been somewhere for so long, you learn to see what you see and forget what you saw when you first set foot in the city of your dreams.  That&#8217;s what is so beautiful about this video by Andrew Clancy.  As a newcomer to Manhattan, he shot his vision of our great city. <span id="more-1873"></span>  This is the New York that we pass in our daily lives, the New York that exists beyond our car service windows, the people, the lights, the weather, the bridges, tunnels but most important &#8211; the vibrancy of New York. I think this wonderful video really captures the essence of New York. This is why New York and its real estate keeps soaring. </p>

			<content:encoded><![CDATA[<p>In this recently posted <a href="http://www.forbes.com/pictures/eglg45eidje/favorite-cities-of-the-super-rich-2/">photo gallery by Forbes (click link)</a> ranked the top 11 cities that the super rich (HNWI) are choosing to buy in. London ranked #1 with New York luxury real estate coming in at #2.  </p>
<p>With a growing personal network of global brokers that I have met and know, it&#8217;s becoming evident to me how <span id="more-1860"></span> the high-end of luxury real estate is moving at a very different tune than the local or national markets where these cities are located. Central London and New York luxury real estate growth defies the more challenged neighborhoods just kilometers away in nearby suburban or non-central areas.  Along the north side of Lac Leman (Lake Geneva&#8217;s &#8220;Swiss Riviera&#8221;) foreign high net worth individuals snap up lake view properties driving up prices.  Over the hill prices drop quickly. </p>
<p>In September 2012 I was asked to speak on a panel at RE/MAX&#8217;s European convention for over 600 brokers from Israel to Finland. What was interesting was to see how different each market was affected. How the Mediterranean markets were struggling while the Germanic countries in Central Europe were humming along. </p>
<p>One thing was clear though &#8211; when speaking to those agents from Silt to Sardinia, London to Lugano, luxury buyers are focused on adding great real estate to their investment portfolios and are doing so in what they feel are the strongest markets and those with highest global appeal.  Expect to be adding more cities to this list in the future as places like Sao Paulo, Brazil join the list. </p>

With apartments at 15 Central Park West, One57 and the Ritz selling or going to contract for over 70 million dollars, some owners in Manhattan are starting to contemplate whether now is the time to sell their luxury coop or condo. Many of people I know who are not buying trophy properties in New York ask me, where is all this money coming from? Is it temporary?  From research I&#8217;ve done, with the expansion of global economies and the increase the number of super-wealthy individuals in places like <span id="more-1852"></span> the former Soviet republics and Russia, Africa, the Middle East, Asia and some countries in Africa, as well as uncertain economic or political environments are driving high net worth individuals to move their assets to European and American markets like New York, London and the Cote D&#8217;Azur in France. 			<content:encoded><![CDATA[<p>As I traveled to the West Coast in August and October to speak on several real estate and mortgage broker panels, the energy in the rooms was decidedly up-beat compared to only two years ago. Like in Manhattan, real estate brokers nationwide were speaking about the shortage of housing inventory and the reduction in their Short Sale and Foreclosure business.  With both investors and first time home buyers taking advantage of low mortgage rates, little new construction in the last five years has lead to there not being enough desirable properties in prime markets. 			<content:encoded><![CDATA[<p>As Hurricane Sandy battered Manhattan I nervously watched from my 12th floor West Village Co-op while simultaneously monitoring Facebook posts by friends and acquaintances. On the 42nd floor of a No-Mad condo a friend posted a hair-raising 10-sec video of his overhead lamps swinging wildly from right to left as though he was on a ship in a storm. &#8220;What are you still doing there?&#8221; a concerned friend asked.  Where would he go, I thought? Other friends have had to leave <span id="more-1773"></span> their Manhattan homes due to basement floods which killed electrical systems.</p>
<p>Home? Where is it? That is the question now for thousands who have been made homeless in New York.
