One of the most exclusive streets in Noho, Bond Street is receiving a few new luxury neighbors. Currently under construction is Annabelle Selldorf’s 10 Bond Street, which is selling well and receiving praise for its design. Prices start at $4.55 Million (Exclusive is with Corcoran Sunshine). BuzzBuzzHome wrote that 31 Bond Street, a six story cast-iron beauty built in the 1880’s which sold in late 2013 in an off-market deal to Josh Gurwitz’s Good Properties, has just filed its plans for residential conversion; an additional story will be added to the building and it will of course house a trio of luxurious apartments and services to match.

Over the last 20 years Noho, (generally the area between Houston and 8th Street, Broadway and Third Avenue) has evolved into one of the most exclusive residential and bohemian-chic areas of Manhattan. Read more…

In 2012 I sold a Tribeca loft to my client after we won a five-way multiple bid. Staying in touch as I do with most of my clients, I was surprised to hear in April that my client was transferring to California for work and needed to sell. With high transaction costs it was hard to predict the final outcome but 2013 has been a record-breaking year for large luxury homes in Tribeca and this unit was not an exception.

As a luxury real estate expert with an international upbringing, my view is global. Since 2006 I’ve attended and spoken at some of the top real estate seminars in California and thus know many of the southern California’s top brokers by name and have a clear sense of each of their knowledge base and area of expertise.

After connecting my client with one of my top West-LA brokers with a similar design aesthetic and film background as my clients, I flew to LA and we toured nine houses from Malibu to Silver Lake in one day, having prepped my West Coast broker with insight about my my clients’ aesthetic and needs. Last week, my clients moved to California super happy to move into their new Malibu home, which we toured together in May – Thrilling also because I negotiated an over-ask offer for their Manhattan loft sale in one day after helping them finalize staging it.

In New York luxury real estate, strong demand in downtown Manhattan for Tribeca’s 3 and 4-bedroom luxury lofts and condos resulted in prime properties going to contract in under 45 days. From mid-May to July, 3-bedroom inventory dropped 47% to only 29 units resulting in bidding wars and record prices for some properties.

Why is Tribeca so hot now? More families are choosing to stay in Manhattan and are looking for large spaces which are found in the luxury 3-4 bedroom lofts of Tribeca.  Add PS 234 (a great public school) and the Hudson River Park and it’s ever increasing amenities and luxury lifestyle.

The New York Municipal Archives has just and it’s Department of Records just announced the availability on-line of almost a million images of New York from more than a 100 years ago to the mid-80’s. The images are part of a collection of over 2 million images shot over the years by municipal workers – from projects like the building of the Manhattan Bridge, to one of my favorites – the public swimming pool in Astoria, Queens in 1940. We see a city as vibrant as today but also gritty. From workers hanging new cables on the Brooklyn Bridge with the low-rise nature of downtown Manhattan punctuated by the Woolworth Tower, to crime scene photos. As with everything, time presents new perspectives on our lives and our city.  Click here to see more

In New York, at the corner of Bowery and East Houston, the infamous Bowery Graffiti Wall (where Keith Haring put up the first mural 30 years ago) is currently host to LA based street-artist Retna. His mural, along the four story south-facing wall, served today as the perfect backdrop for this photographer and his model. Nowhere in Manhattan real estate can you feel the intimate mix of luxury condominiums along side such a vibrant culture of music, design and art, as here at the crossroads of Noho, Nolita, the East Village and the Lower East Side.

From the New Museum and The Bowery Hotel on the Bowery to the nearby Elizabeth and Mott Streets, you’ll find a delightful mix of boutique fashion and furniture retailers like Area I.D. and restaurants such as Emporio. The eclectic blocks are punctuated by some other infamous graffiti walls as is found at Jay Meisel’s 190 Bowery. Just off the Bowery on Bond Street you’ll find Ian Schrager’s super-luxury condo, 40 Bond designed by Herzog & De Meuron.
